The HeroHomes holding power assessment

Find your real budget. Before a showflat sets it for you.

Most upgraders ask what they can afford. The better question is your runway: how many months of mortgage your reserves could carry after the purchase. Two steps, and you get three budgets and where the safe balance sits.

The Hype Zone is the budget a showflat will normalise for you. S$6,601 a month at today's rate looks fine until nothing sits behind it.

What this doesn't show you

  • Runway counts the mortgage only, at today's rate, against the cash and CPF OA you have left after buying. Rent while you wait for keys, renovation, household costs and a rate rise all shorten it. That's worked out with you, not in a form.
  • Assumes you move in on handover with no renovation spend.

Who buys this from you in five years?

Exit matters more than entry. The calculator cannot answer these three, and they decide whether the price holds.

  • Your next buyer not known yet
  • Their budget cap at this price, five years on not known yet
  • What else they could buy that year not known yet

A civil-servant couple on just under S$13,000 a month was told to "just sign" for a new EC that would have left them a S$0 cash buffer. They walked away with about S$194,000 in cash and their CPF intact. Read their story
