QoQ is the change from the previous quarter. YoY is the change from the same quarter one year ago. Both are percentage changes, not index points.
Past 4 qtrs shows the last four quarter-on-quarter changes, oldest to newest, in percent. One quarter can mislead; four show whether the latest move continues the run or breaks it.
YTD vs LY compares flats sold this calendar year, complete months only, against the same months last year. Quarters have seasonal rhythm, so the year-to-date comparison is the cleaner read on demand.
The charts run 8 quarters, oldest on the left. Volume columns start at zero, so the height of a column is the volume. The index lines do not start at zero: an index that moves a few points would look flat on a zero axis, so each line is scaled to its own range and the two figures at the left edge of the chart mark that range. Read the lines for direction and pace, not for the size of the gap.
Volume swings are normal. Quarterly transaction counts routinely move 15% to 25% on seasonality alone: new-launch timing, festive-period lulls, and cooling-measure or grant-change effects. A large single-quarter swing in volume is not a price signal on its own. Read it alongside the price index and the year-to-date pace.
The private resale line is a HeroHomes in-house model. No official resale-only price index exists for private property; URA's published index blends in new launch sales. We build ours from URA resale caveats alone, median PSF rebased so the base quarter equals 100, which means new launch activity cannot move this line. The newest quarter can revise as late caveats lodge.
